Get your finances in order.

Start by getting a full picture of your credit. Obtain copies of your credit report. Make sure the facts are correct, and fix any problems you find. Next, find a suitable lender and get pre-approved for a loan. This will put you in a better position to make a serious offer when you do find the right house.

Find a house you can afford.

As with engagement rings, there’s a general rule of thumb when it comes to buying a home: two-and-a-half times your annual salary. There are also a number of tools and calculators online that can help you understand how your income, debt, and expenses affect what you can afford. Don’t forget, too, that there are lots of considerations beyond the sticker price, including property taxes, energy costs, etc.

Hire a professional.

While the Internet gives buyers unprecedented access to home listings and resources, many aspects of the buying process require a level of expertise you can’t pick up from surfing the web. That’s why you’re better off using a professional agent than going it alone. If possible, recruit an exclusive buyer agent, who will have your interests at heart and can help you with strategies during the bidding process.

Do your homework.

Before making a bid, do some research to determine the state of the market at large. Is it more favorable for sellers or buyers? Buying a home without knowing how much you’ll pay in closing costs is like painting your house without knowing the color: if it’s not what you expected or wanted, you can be in for an unpleasant surprise. In order to make a smart investment, you need to arm yourself with the right information, and this week’s Gage Group Home Buying Tips will help you do exactly that! By breaking down all the closing costs incurred when buying a home, I’ll make sure you’re well equipped to make the right decision and avoid any unnecessary stress.

It’s important to make sure you get the right information from your real estate agent, and details about closing costs will be very important to your overall transaction. The closing costs come as an addition to your down payment, and you’ll need an estimate to know the total amount of money needed to complete the sale. I’ve heard horror stories of buyers who’ve arrived on their closing day and didn’t know how much they needed to pay inclosing costs. These types of unexpected fees never go over well with uninformed buyers, so it’s important to anticipate these costs so you’ll be prepared for what’s needed.

Home Inspection Costs . An inspection on the house you’ve agreed to purchase is extremely important, as you want to make sure everything is inworking order and there are no hidden issues that could become a nightmare for you later on. If there are any items revealed during the inspection that need attention, you can either ask the seller to give you a credit for necessary repairs or request they be repaired at their expense. An inspector’s fee will vary depending on who you hire and the size of the home, but you should budget between $400-$600 .
Lender Fees . The mortgage broker or lender you use will have closing costs, with fees related to the home appraisal, loan, mortgage insurance, and similar items. You should receive a Good Faith Estimate(GFE) that will estimate and outline your closing costs, and you’ll want to make sure you go over this with your lender. Ask questions now to make sure you don’t get surprised later. You’ll also want to keep in mind that, while no one really likes fees, many of these costs also benefit you directly. The appraisal fee, for example, ensures you’re not overpaying for your property and are actually getting what you pay for. While lender fees also vary, you shouldn expect to pay between $1,000-$2,000 in total.
Title Fees . Your closing will be finalized at a title company, and their fees will be part of your closing costs. The title company is the place where the title/deed are transferred from one owner to the other, where all your money is wired in and where the transaction is closed. You should receive a title disclosure form that outlines the title company’s current rates; depending on the county you close in, these costs will depend on the purchase price of the house. FirstAmerican has a great fee calculator that you can check out to figure out your exact costs. While not required in California, some buyers hire an attorney to assist them in looking over closing documents; this will cost an additional $450-$700.
Transfer Taxes . When you purchase a property, you’ll have to pay taxes at closing relating to the transfer of the home from one party tot he other. Each city has its own transfer tax rate, which you can easily look up to get an idea of what you’ll be paying. For example, Sacramento county’s transfer tax rate is $1.10 per $1,000: if you paid $400,000 for your new home, then your transfer tax fee would be $440. Certain areas of Sacramento have a transfer tax of .275% of the total purchase price, so make sure you know this cost ahead of time and you’ll have no additional surprises at the closing table.
Your lender will be able to provide you with a Truth In Lending Act Disclosure, which will breakdown all of the closing costs with a fair amount of accuracy. Using this guideline, you’ll be better prepared for all of the expenses that you’ll need to account for when you buy a home. Are you looking to buy a new house, but still need to sell your current home first? It might seem tricky—or risky—to do both at the same time, but with the right guidance, it’s definitely doable. On this episode of Sac N Gaged, I’m going to share a special Gage Group Home Buying Tip on what not to do if you’re faced with buying and selling a home at the same time. We’ll let you in on 2 secret strategies that will help you find your home before someone else snags it, all while avoiding dangerous pitfalls that could leave you homeless.

In order to buy and sell simultaneously, you’re going to need careful planning; the smallest error or bump in the road will be extremely frustrating. Many real estate rules and regulations require buyers and sellers to adhere to certain timelines, and you’ll want to know what they are so you don’t run into any roadblocks. Follow these 7 steps and you’ll have the best chance of success!

Step 1: What Do You Qualify For?

Before you go ahead with selling your home before you buy, confirm with your mortgage lender if this is the right step. Do you need to sell in order to obtain financing? If you’re able to qualify to purchase a new home without selling, you’ll give yourself more flexibility and better options.

The person buying your house will need to obtain financing that will allow them to close on your home. On the reverse side, you won’t be able to close on the sale of your new home until they do. If anything goes wrong with the transaction, it will affect your ability to move forward towards purchasing your new dream house and could put a wrench in your plans.

Think of what needs to happen if you sell your first home and fully close, but aren’t yet in your new home:

More than likely, all of your possessions will need to be out of the house for the new buyer to move in
Where will you put all of your stuff in between?
Do you want to sell your existing house in the morning, and close on the new one in the afternoon?
Will you need temporary housing or storage?

If you don’t have to sell your home first, your transition will be much more comfortable. Tight timelines can be hectic and stressful, but if you find yourself in this situation, you’ll want to be as prepared as possible with all the information you need.

Step 2: Prepare A Net Sheet For Your Existing Home

A net sheet will help you determine your final profit after subtracting all of the closing costs on your home sale. Your real estate professional can create this sheet for you to give you an idea of what your home will realistically sell for. As opposed to online calculators and guesstimates, your agent can give you an honest analysis of what your house is really worth.

It might not always be what you want to hear, but remember: the market will dictate the price. A real estate agent, investor, or home seller is not going to be able to set the value of the home. Your agent’s estimated value of your property, considering all the closing costs, will give you an idea of how much you’ll gain from your house to put towards your next purchase.

This number will allow you to know what you can afford ahead of time and will help narrow down your home search.

Step 3: List Your Home For Sale

List your house with a true online marketing plan, including proper positioning, pictures, and video. You don’t need to aggressively look for homes to buy immediately since you’ll want to sell your existing home before purchasing the new one, but you can do your research online to get an idea of what you want. Don’t fall in love with a house before you can purchase it: when you see it sold to someone else, you’ll be unnecessarily disappointed.

Secret Strategy #1: Don’t worry about aggressively searching for your new home until you feel like an offer is coming in. A good agent will alert you when it’s time to get aggressive, usually once you’re getting 5-7 showings a week.

Another reason you don’t want to view properties too early has to do with contracts. If you try to buy another house when your current home in no under contract, you enter into a house to sell contingency . This means that your contract to purchase the new home is dependent on finding a buyer for your current property.

As a seller , it’s difficult to accept these types of offers when they don’t know how long it will take for you to get a buyer. What if your house is overpriced or can’t sell? Accepting an offer that includes a house to sell contingency would lessen your exposure on the market, and should only be taken if you receive an offer that’s too go to pass up.

EXAMPLE: Imagine that a seller receives an offer from a buyer that needs to sell their house first—but they’re not aware of that fact. They may verbally agree on a price of $400,000 until the buyer lets the seller know they need to sell their property first. This house to sell contingency can change everything, and the seller could easily counter back at $415,000 because of these additional terms. They may even reject the offer completely until you have a buyer—which leaves you open to losing the house you want to someone who’s ready to pay.

Since having a house to sell can affect your negotiation tactics, terms and pricing, it’s best to have your current house under contract before purchasing a new home. Again, this is not to say you can’t look around at all; it just means you’d ideally want to have your house under contract or be very close to finding a buyer before putting an offer in somewhere else.

Tip: Sellers can show their homes to other buyers if they accept a house to sell contingency, but the status will change on the MLS and this will affect showings. This status change usually prompts buyers and their agents to overlook the property.

My recommendation? Don’t start looking for a house until after you receive an offer to purchase yours.

While a seller often won’t accept a house to sell contingency, they will accept a house to close contingency. This difference is that the house to close contingency means you already have a buyer, with the contract contingent on financing. This is a much more secure situation for a seller to consider, as opposed to you not having a buyer at all. You’re also more likely to get a better deal since you have better terms to offer.

Step 4: Your Offer Is Coming Soon

Your agent should know when you’re close to receiving an offer, usually when you’re showing 5-7 times per week. If you’re not showing at all, you may need to adjust your marketing or your price. Making a price change before you accumulate too much market time will probably be your best option.

Trust your agent’s opinion to know when to get aggressive with your home search. Remember that houses are always coming on and off the market, and what’s here today may be gone tomorrow.

Step 5: Accepting an Offer On Your House

Once you get a contract for the sale of your house, things will really start to happen. Try to negotiate a longer closing date with your buyer (ideally not sooner than 60 days), as this will help you accomplish two important things:

You need to allow yourself time to buy a new home, which includes the complete process: house hunting, inspections, financing, and financing approval.
Buyers need time to do their diligence on your house, which includes an inspection, so they understand everything they’re buying.

If you live on a property with an HOA, you’ll also need to provide all condo association documents to clear any issues and make sure the property is in good status.

Step 6: Find Your New House And Get The Contract Accepted!

Once your house clears its inspection, you’ll need to put your new home under contract. Aim to have your home purchase under contract no sooner than 35-40 days from your anticipated closing date.

Secret Strategy #2: If you’re selling your existing house in the morning and closing on your new home in the afternoon, make sure your title company or real estate attorney provides the lender with everything they need to make sure the transaction goes smoothly.

If you have a temporary housing situation set up, you won’t need to close on the same day and your timing won’t be as crucial. If not, you’ll want an exact plan with your agent to make sure your appraisal is filed and gets into underwriting immediately—which is the process your loan goes through once your lender has all pertinent information.

You’ll also want to make sure your buyer’s lender is doing everything they need to do on their end to make sure your transaction doesn’t fall through. Their appraisal should be completed within the first 7-10 days after accepting the contract, and you’ll also want to make sure their underwriting is submitted shortly after the appraisal is complete. With a mortgage contingency in their contract, the buyer must secure financing by a specified date (or the mortgage contingency date). That date should be no later than 35-45 days from your acceptance of the sale.

Doing all of this ensures that your buyer’s financing will be 100% approved before the closing date, making sure you have time to deal with any last-minute bumps in the road.

Step 7: Close And Close

There are many moving parts when buying a new home and selling your current property at the same time: both are big, important decisions that require careful planning, and both impact your daily life. Planning ahead and having a solid strategy helps you avoid headaches and unnecessary stress (though there will be some), and will help you get into your new home so you can start the next chapter of your life.

Are you a mid century style home enthusiast? With the resurgence of mid-century style in architecture, I wanted to talk about mid-mod homes as they pertain to Sacramento and where you can find them. I’m sure you’ve heard of the name of Eichler, right? Well, for those of you who haven’t, he is one of the nation’s most influential builders in mid-century mod homes. And lucky enough, our Bay Area neighbors got most of his builds. He did a ton of subdivisions in the Bay area. But also, lucky for us, Sacramentans, he built 62 Eichler homes here.

These fabulous Eichlers can be found in South Land Park – that is in the southwest corner of Sacramento. The streets that you’re going to find the Eichlers on are South Land Park Drive, Oakridge Way, and Fordham Way. So, go take a tour and check it out! Maybe one will be for sale.

Even though Eichler built some homes in Sacramento, he was not the predominant mid-century mod builder in Sacramento. The Streng Brothers, Bill and Jim partnered with designer Carter Sparks, and they were the most fabulous team for mid-century masterpieces. Although the Streng Bros homes were influenced by Eichler, they definitely had some differences because our weather in Sacramento differs greatly from the Bay area. In San Francisco, the climate is cool and breezy, but it can be hotter than hell here in the summertime. In order to compensate for the heat, the Streng Brothers used acrylic to protect the outside of the homes from absorbing heat and put AC inside to make hot summer days more enjoyable.

In comparison to Eichler’s 62 homes built, the Streng’s really are the predominant Sacramento, mid-century mod builders because they built 4000 homes over the span of about 30 years. This was in about 40 different subdivisions, mainly tract homes, but they did do some custom homes.

Even though mid-century is so popular and the prices can get up there nowadays, the intention behind the Streng Bros developments was to make it affordable for everyone. One of the things that was very important to them was to get FHA financing, and at first, they couldn’t do this but with much persistence, they carried on and got FHA financing for their homes. Today with the resurgence of mid-century mod style, these homes in Sacramento are in very high demand. You can tell that because on the market they’re there and then gone within seconds and the pricing really gets bid up. So be prepared to get competitive if you want to put an offer on a mid-century modern home in Sacramento!

I know what you’re wondering… Where can you find these homes, right? We’ll really, the Streng Brothers built all over. You can find them in Woodland, Davis, Citrus Heights, Elk Grove. In Sacramento, they’re going to be in the Carmichael area, Pocket-Greenhaven, in Willhaggin Estates. They’re going to be in Shelfield Estates right off Fair Oaks Boulevard. There’s about 67 homes there, so really it’s going to depend on your budget. They vary from the price point of 500,000 to the high $900,000, so if you’re interested, there could be something for everyone!

On this episode of Sac N Gaged, we’re going to give you an overview of the charming neighborhood of Land Park, Sacramento. With a great central location, a storybook feel, and plenty to see and do, this community is the perfect place to choose your new home.

Land Park is named for William Land Park, a 240.5-acre area that is central to the neighborhood. William Land, the park’s namesake, was a local Sacramento businessman that left $250,000 to the park in his will. The sprawling green space features lakes, picnic areas, sports courts and fields, playgrounds, a jogging path, and much more. It’s the focal point of this charming community that makes Land Park a desirable place to settle down.

Location-wise, Land Park is close to everything you could want out of living in Sacramento. Just west of the 5 freeway, you can reach downtown in 10-20 minutes depending on traffic. With Broadway to the north, Sutterville to the south, and Freeport to the east, residents have prime access to the major thoroughfares through town. For commuters and frequent travelers, a 20-minute drive to the airport makes getting where you need to go easy and quick.

Many people are attracted to Land Park’s quaint, storybook vibe and vintage architecture. With many homes built in the 1920s-1940s and streets lined by trees, the cozy, charming feel of the neighborhood is a huge draw. Close proximity to amenities makes walking or biking an easy, enjoyable way to get around. There are a variety of nearby family attractions in Land Park, including Fairytale Town’s play park and Funderland Amusement Park. You can also take a day to explore the nearby Sacramento Zoo and visit with the nearly 500 animals that call the zoo home.

Land Park is also home to other Sacramento landmarks, like the Tower Theater. Build in the 1930s, this iconic art deco building still screens indie and foreign films to audiences and features a café next door with delicious fare served daily. For an old-fashioned sweet treat, local legend Vic’s Ice Cream has been serving homemade creamy desserts since 1947. A few of Land Park’s restaurants have also been featured on the tv show Diners, Drive-Ins, and Dives. Dad’s Kitchen, a great place to grab a burger and fries, along with smoky BBQ and clam chowder at Jamie’s Bar & Grill, are two Land Park gems you’ve got to try.

Living in Land Park is a bit pricier than other Sacramento neighborhoods, as it’s proximity to downtown makes it a sought-after community. The median home price point is $600,000; over the past year, property values have increased by 13%. With projections of another 7% increase in Land Park homes in the coming year, it would be wise to get in on this amazing neighborhood as soon as possible. Are you thinking about moving to Sacramento California and you’re just not sure where to live? Well, this video, I’m going to talk about one of the best neighborhoods in Sacramento California!

Hi, this is Jacqueline Gage. I’m a local realtor here in Sacramento. So today on this episode of Best Neighborhoods in Sacramento California, we’re going to talk about West Sac . So let’s start with, where is it located?

West Sac is adjacent to downtown, west of downtown and it’s on the other side of the Sacramento River and it’s actually called Yolo County, not Sacramento County. If you’re going through town from downtown to West Sac, you’re probably going to go over our iconic bridge, the Tower Bridge, and it’s only about a 10 to 20 minute commute depending on where you are in West Sac. I like to say West Sac has all the amenities of downtown because you’re so close, but without the high price tag.

Oh, and if you’re wondering where it is in relation to the airport, very close. Just about 15 minutes away. With a population of approximately 53,000 people, West Sac has seen a tremendous amount of growth in the past few years and with that is a lot of new housing. The median household income in West Sacramento is just shy of $60,000 and the median home price is about 385,000.

So let’s talk about the lifestyle in West Sac. I mean you’re probably wondering, is there anything to do? Why yes, there’s lots to do. Lots of new developments and things happening. First spot, let’s talk about Sutter Health Park. Used to be called Raley Field, it is our River Cats minor league team and it’s a great time in the summer. You can catch a ticket on one of the grassy spots, real cheap, have a few beers and kickback a hot dog, and it’s a fun time.

And if you don’t like baseball, well don’t worry because there’s also The Barn, which is an awesome community spot. It’s a place where there’s a 400 seat beer garden, there’s 25 beers on tap at least, cocktails, wine, you name it. There’s concerts in the summer. You can sit by the river, take in the city as well, not to mention dog friendly. Another spot that this little lady and I like is the River Walk. It is a view unlike anywhere else in Sacramento because you get to see downtown and the river. It’s a beautiful skyline and you’ll get to see the Delta King passing by every so often.

So the next spot unfortunately is not dog friendly. So let’s talk about it. It’s the Sacramento River Train. It is a scenic route. It starts in either Woodland or West Sac and you can have dinner and murder mysteries or you could do lunch, and [inaudible 00:02:40] says it’s a fun three hour ride and something definitely to check out on the list.

All right, let’s talk about the places you can live in West Sac. If you’re looking for something new and modern, the Bridge District is for you. There are a lot of town homes, condos, and single family houses, and it’s just a walking distance away from downtown. So perfect for the young professional.

Next up is the Broderick District. This is one of the oldest settled areas in West Sacramento and has a very diverse housing. So most likely there’s something for everyone here. And if you want something new in the Broderick District, Washington Square could be for you. It’s new, modern and great for young professionals.

But one of the most established areas in West Sacramento is Southport. Southport is on the south end of West Sacramento. The southern border of West Sac is farm and vineyard country. It’s the lovely town of Clarksburg. So if you like to drink wine, ting ting, that’s the place for you. It’s mostly comprised of newer builds built in 2000 but there are some older subdivisions as well. And one thing that most people don’t know is Southport has some great delta breezes, and believe me, in the summertime, you are thankful for those. So you can anticipate it being about 10 degrees cooler in Southport than it is in the eastern parts of Sacramento.

WHAT IS THE COST OF LIVING IN SACRAMENTO CALIFORNIA?

Are you thinking about moving to Sacramento? What is the cost of living in Sacramento California? What is the cost of living in California in general?

These are some of the components that you’re going to want to consider when making a decision on moving to Sacramento, so let’s get down to it. Not only is Sacramento’s cost of living lower than most metropolitan cities in California, but its job market is making it a destination spot for many to consider to move. The Sacramento region ranked sixth in the nation when taking into account salaries, cost of living and job growth. As a matter of fact, Sacramento is the only region that cracked the top 10, people.

So what’s the average cost to rent something in Sacramento? So average one bedroom’s going to cost you around $1,400 whereas a two bedrooms going to be $1,800. And when we’re talking three bedroom, that’s going to be around 21, give or take where you are in Sacramento. So let’s talk about the average median price in Sacramento. That is going to be around $346,000 depending on where you’re at. But obviously we do have homes that are up to a million and more, but they’re going to be pretty fancy.

So let’s talk about the bare necessities, the things that you need for your day to day life, such as utilities. Those are going to run you around $161 a month. Then also internet, which we must have, about $61 a month. Gas currently right now is around $3.50 cents a gallon, which is probably going to put you about $181 a month. And food on average with a couple of meals out for one person is going to be about $350 a month.

So there’s no getting around it, let’s talk about what we’d like to call here as the sun tax. We all know California’s a pricey state, so depending on what you make, it can vary from 1% to those top earners of 13.3%. All right guys, let’s talk about the job market here in Sacramento. The average salary is around 70 grand and the most popular job industries, because we are the capital, is going to be state jobs followed by a lot of medical jobs. Some of the most popular jobs here are going to be software engineer, project manager, operations manager. And some of the popular industries are going to be the state because we are a capital. So there’s tons of state jobs and a lot of medical jobs. Think Kaiser Permanente, Sutter Health, Dignity Health and as well as Intel.

How To Determine What Your Home Is Really Worth

There’s a good chance that your home is not worth what you think it is—and what ultimately determines its value might surprise you. If you’re thinking that you or your agent have a say in deciding your property’s worth, then this is information you need to hear before pricing your home for sale.

What Doesn’t Decide Your Home’s Worth

Every home essentially has two values: what the market is willing to pay for it and what the current appraisal value is. These two things are not always the same and may differ greatly from your expectations. So how can you determine what your home is truly worth? Let’s first discuss what doesn’t factor in: your realtor.

While we wish we could determine your home’s price and let you profit beyond your wildest dreams, the truth is we simply can’t. As a real estate agent, my job is to tell you the absolute, low down dirty truth—and it’s not always going to align with your perceptions. It’s completely normal to overvalue your own house when you’re emotionally connected to it. While you’ll be thinking of fond memories and all the fun times you’ve enjoyed in your home, the market will not be taking these things into account.

Let The Market Speak To You

That brings us to what does determine the value of your home: the market. What creates the market are recent home sale prices, which neither you nor I have control over. There will be no room for emotions in this arena, so prepare yourself before you list to view this as a business decision. Doing so will help you to have a smoother transaction and ultimately net you a higher sales price.

Plenty of agents will simply tell you what you want to hear and price your home at whatever number you present. But rather than set your expectations high only to have you disappointed, I pride myself on being an area expert that can interpret the market for you—which is where the value of your home will be set.

The real estate market is a simple equation of supply and demand. The more demand, the higher the price. The less demand, the lower the price. Even during favorable market conditions, we still don’t get to determine the sale price. Why? Because buyers are going to offer based on recent home sale prices and not on what you or I think the home is worth. As they’re touring the market, they’ll base the value of homes on the recent sales they are seeing. While it’s true that every once in a while a buyer might overpay on a property they fall in love with, there’s less than a 10% chance this will actually happen.

Getting The Price Right

The name of the game in pricing is leverage. The key is to find a perfect price that will attract the most traffic from potential buyers. The more offers you receive, the more leverage you have to work with. This will then allow you to net the most amount of money for your property. Finding the right balance will allow you to create a sense of urgency. This urgency then helps you to sell your property during the critical early weeks on the market. Otherwise, you risk tainting your property.

If you start out with an overvalued listing price, your interest and showings will likely be few. The longer your property sits on the market, the more buyers will start to question it. Something must be wrong with that home, they might think. Or, if it hasn’t sold, it must not be worth what they’re asking. While your original goal may have been to net the most profit, you’ll start attracting lowball offers instead. The first two weeks of your listing are your best chance at getting the most profit for your home. If you price slightly below market value, you can create the buzz you need to pull in offers.

Logging on to Zillow to get your “Zestimate” is also not a viable option in determining value. This computer-generated information can’t possibly take into account all the factors that go into pricing your home. Does Zillow know if you have granite countertops or tile? What you need is an expert to interpret the market for you based on solid, professional experience. Because, again, the market determines the value of your home.

I hope this information helped you to understand how to determine your home value. The market speaks, and all you need to do is listen to it carefully to correctly price your property. Has your home been listed for some time but refuses to sell? This can be extremely frustrating, making you feel like you’re stuck in a place you don’t want to be. The good news is that if you find yourself in this situation, there is a solution. By using a few key marketing strategies and repositioning your property, you can start over fresh and successfully move on to your next chapter in a new home.

The first thing to remember is that you’re not alone in this: thousands of properties spend time sitting on the MLS every year without finding a buyer. When a house refuses to sell, it’s usually because the property was either poorly positioned, priced improperly, or a combination of the two. Positioning—the way your home is presented to the public online—should create a sense of urgency among buyers when done right. Regardless of the specific reasons why your home hasn’t sold, the goal is to head back to the drawing board and start fresh.

Cancel Your Listing

The first thing you’ll need to do is cancel your listing and get your property off the market. Chances are your home has accumulated too much market time, prompting potential buyers to overlook it. Removing your listing will give it a chance to breathe and rest, and this should be done for at least a few weeks. You’ll essentially be erasing your market time and doing a reset on your home sell.

Market time is a huge factor in getting the best offers on your home, so if your property has sat unsold for over 90 days, relisting is probably your best bet. Before you reintroduce your house to the market, your marketing needs to be entirely revamped so it sells the second time around.

Poor marketing can have a huge impact on the successful sale of your home. Even an agent with good intentions but substandard marketing skills can shoot you in the foot before you even start. Small mistakes tend to have a huge impact on the success—or failure—of selling your home.

To prepare for the second listing, we’d want to freshly stage the house if necessary and take new photos. The quality, quantity, and features of the pictures included in your listing can really draw in the ideal buyer for your home if done properly. You want your photos to be professional, well-lit, and numerous to show off multiple angles and views inside and outside the home. Adding high-quality video will also give potential buyers an idea of the flow of the property, helping them to put themselves in the house and imagine living there.

New signage and a fresh social media marketing plan should also be part of your strategy. Facebook Ads, for example, are a great way to target your ideal audience and make sure your property gets in front of them when it’s freshly listed again. All of these tactics will give your property a new audience and create a buzz around your listing.

Create The Right Pricing Strategy

Now is the time to rethink your pricing and make sure you’re being realistic with what you’re asking for your home. The market is going to dictate the price of your home, and it’s your job to listen to it. Even if you have the best agent who’s a pro at negotiations, they still can’t force anyone to purchase your property.

The first two weeks that your house is listed on the MLS are the most important. You’ll get the most amount of traffic and attention, which also enables you to hear what the market is telling you. Having a pre-planned pricing strategy with your agent will prepare you to take quick action if you need to make a price change.

Your agent should be able to prepare a net sheet for you to give you a general idea of your closing costs. When you’ll know what your walk-away profit will be, you’ll be able to determine what offers you’re willing to accept. Knowing your bottom line is key in negotiations, helping you avoid rejecting offers that might actually be in your best interest.

Reintroduce Your Property To The World

Once your home’s marketing plan has been revamped and it’s been positioned properly, it’s time to relist your home on the market. By having the right marketing plan in place and a pricing strategy set up, you’ll be ready to accept an offer from the right buyer and get your home sold.

If you’ve ever been to a classic delicatessen before in your life, it is easy to tell the moment you are at a non authentic one. Three locals Jami Goldstene, Lydia Ingrham, and Sheila Wolfe wanted to give Sacramento the classic delicatessen experience they had encountered growing up. This idea came to life when Andrea Lepore joined the team and they created Solomon’s Delicatessen. The name strings from Tower Records and Russ Solomon, which the delicatessen honors. On this episode of SAC N GAGED, I speak with Sonny Mayugba, one of the owners and operators and he gives us the scoop on all the things this place has to offer.

When you arrive at Solomon’s Delicatessen, you can already tell this place is special. It embodies an old historic building on the corner of 8th and K and was actually an old Tower Records building. This location was shut down during the heyday of K street. There has been immense change has been happening in the area though. Sonny says that everyday he sees K street heading in a positive direction. It’s improving its cleanliness, its safety, and even its atmosphere. If you were to take a look on the street you would witness a slew of people enjoying what it has to offer, which you would have never seen before the changes. All of this residential and commercial growth is also occurring creating a vibrant system and gives the neighborhood even more energy.

It serves as an eclectic mix of music, food, drink, and art. Half of the restaurant is covered in art making it into a gallery where customers can actually purchase the pieces. The mural featured outside is actually the original one from Tower Records brought back from its old glory from local artists in town. The design and feel inside is pop and fun and creates an aesthetically pleasing look. The other side can be converted into a music space for concerts and performances to add to the fun in the heart of Sacramento.

Within the short time they have been open, Sonny says that the best sellers have included, the pastrami sandwich that is smoked in house served on their rye bread which is also made in house, and the pastrami reuben. Following these two, “The Russ”, named after Russ Solomon is a fan favorite. It is an open faced bagels with schmear lox classic breakfast bagel, definitely a go to!

Seven days a week from 7 am till 10 pm you can come over to K Street and check out this great place. A major plus, they serve breakfast all day!

No house will be perfect, but it’s important for buyers to have all necessary information to make the best purchase decision possible and feel comfortable moving forward.

Once the home inspection is complete, buyers will receive a report from George, typically within 24 hours. Ranging anywhere from 20-30 pages, the report includes a summary of the home condition along with photographs and in-depth descriptions of each area. George works hard to make every report easy to read, so then even the technically challenged will clearly identify issues that need to be addressed. It’s important to read your report thoroughly, and you’ll be able to reference it in the future if any work needs to be done in the future.

Selling your house can be stressful, and usually comes with a laundry list of things to do: packing, moving, and preparing yourself to live in new surroundings. But what’s even more stressful? Selling your house without knowing what the sale is going to cost you. Not only does this make negotiating in good faith nearly impossible, it also prevents you from gaining the upper hand during the first two weeks of your home’s listing—the time when you’ll get the most traffic. If you’re unsure about any of these numbers, we’ve got your covered! On this week’s Gage Group Home Selling Tips, I’ll show you exactly what it will cost to sell your house so you have all the information you need to make a smart decision. Knowing your bottom-line net walkway figure is essential because the most important number is not what your house sells for, but what you walk away with.

When you sell your Sacramento property, it’s so important to have an accurate net sheet up front, regardless of how much equity you have in your home. This net sheet will show you your bottom-line, walk away figure after closing costs and allows you to know exactly what to expect. It always surprises me at how many sellers list their properties without any idea of typical closing costs; if you don’t know these numbers, it will be very difficult to determine an acceptable sale price for your property. Make sure to ask your agent to prepare your net sheet for you before you put your house on the market.

For Example : I had a client that had purchased their condo in the mid-2000s, right at the peak of the market. Even though selling meant they weren’t going to make a profit on their property, they needed to move. When I arrived at the condo, I was surprised to learn that they were ready to fire their previous real estate agent. Even more surprising? The property had been listed on the market for over 250 days at a high price! The sellers also had no idea what the estimated closing costs were, and when I asked if anyone had prepared a net sheet for them, the answer was sadly no.

One question I had to ask them was, How are you able to make an educated decision on which offers to accept if you don’t know your total costs? It was something they had never though about in quite those terms; they were ready to bring up to $50,000 to closing just to sell their property and move into the suburbs. They had no idea that all they needed to do was lower their price and implement the right marketing plan. Even with a lower price, they were no way near having to bring in $50,000 to closing.

With the listing canceled, we waited a week before relisting to ensure the property was repositioned correctly with the right marketing plan in place. While we started with a price slightly lower than their original listing, the sellers were now aware of exactly how much money they would net based on a variety of sales price scenarios. With a reduced price, the property sold in just under 35 days.

If the seller had known the net number before they initially listed their property, they would have sold much faster and been on their way out of the city way earlier. I don’t have magical super agent powers, but what I do have is common sense. People should know what their bottom line is, and my job is to be upfront and tell them the truth.

So if you don’t want to end up like this example, here are some good estimates of what you’ll pay for in closing costs here in Sacramento.

Realtor’s Commission —Commissions should be around 5-6% of your sale price, depending on the agent. While a lot of people feel like the commission is an unavoidable burden of doing business, remember that a good agent can get you a sale price of 5-6% higher than your original asking price. In that case, there’s really no cost.

Title Fees —Most title companies will have fees ranging from $1,200 to $3,000, depending on the purchase price. In Sacramento, the seller is responsible for paying for the title insurance, and there will be other miscellaneous title fees as well.

Attorney’s Fees —While an attorney is not required in California, if you choose to hire one to help you with the selling process, be prepared to pay between $500-$700.

Survey Fee —If you’re selling a detached, single-family house, you’ll need to get a survey of the property done. In Sacramento, this will usually cost around $500-$750.

Real Estate Tax Prorations —As the seller, you’ll need to credit the buyer for their unpaid share of taxes. Since property taxes are always being paid a year behind, plan on crediting the buyer with a year’s worth of real estate taxes. While this isn’t really a cost—it’s a bill that you owe since you occupied the property during the time the bill was due—it will deduct from your bottom line.

Real Estate Transfer Stamps/Taxes —This cost will vary based on the county. Sacramento’s transfer tax rate is $1.10 per $1,000 of the purchase price, though certain areas charge .275% of the total purchase price.

Payoffs to Any Existing Loans —This is the amount to pay off anything owed, if there is still debt on the property.

These are the main costs associated with selling your home; while there may be additional, minor fees, the majority of them are included in this list. You’ll definitely want to know the total costs before you get an offer for your property, and make sure to contact me if you’d like an even more precise closing cost estimate on your home. Let’s just say that this wasn’t always the case: before East Sac was the place to be, one woman decided to take a chance on the area and open up her own hair salon. This inspiring entrepreneur is none other than my own mother, Vicky Gage, who’s been the owner of Vicky G’s Hair Design for 38 years. On this episode of Sac N Gaged, we’ll get the inside story of how my mom went from giving $1 haircuts in high school to running a successful business on Folsom Boulevard.

Vicky’s interest in hair began with her mother, who would get haircuts from a Frenchwoman by the name of Lucienne. Vicky would watch intently as scissors snipped away at her mother’s locks and she thought, damn, I could do that! The inspiration of those visits began her hair cutting career, leading her to a beauty supply store where she bought her own set of scissors and a razor. She charged $1 per head in high school for haircuts; it was a lucrative business at the time, especially since babysitting only paid 50¢ per hour!

Fast forward to the early 1980s, when big hair was in and life was about sex, drugs and rock n’ roll. Vicky had rented spaces in salons, but she knew it was time to get away from the scene and start her own venture for peace of mind. Boldly, she walked into a building and asked the lady there if she wanted to sell: she said yes, and Vicky G’s Hair Design was officially in business. Talk about guts! My mom was definitely not afraid to do what had to be done to get her career into its next phase.

38 years later, and Vicky muses that customer service is what has really kept her business going after all this time. Her “always say yes” motto means that salon goers get tea, snacks, and sometimes a sip of something more adult (depending on the time of day, of course). Her philosophy pays more dividends than just a steady income; her clients and employees become life-long friends. One client, Barbara, has been getting haircuts by Vicky since she was 20, and 45 years later still comes to get her hair rolled and done up nice at Vicky G’s. That type of longevity is priceless!

Of course, Vicky makes sure to keep things fresh and hip with the addition of two young hairstylists, Gina and Madison. Specializing in blonde highlights and healthy extensions, the pair hope one day to take over in Vicky’s footsteps and run the salon.
